Living in Dalston & De Beauvoir

Kingsland Road, De Beauvoir & Ridley Road

Ridley Road and Kingsland High Street one way, gabled villas and streets closed to traffic the other. Ten minutes apart, two different places to live.

What it's like to live here

Ridley Road is a proper market. Monday to Saturday, 9.30am to 4pm, more than a hundred stalls: yams, plantain, fish, fabric, haberdashery. A makers' and food collective runs on Sundays, 10am to 4pm. It's been going since the late 1880s.

Walk ten minutes into De Beauvoir and it's a different place. Semi-detached villas with Dutch gables, some streets closed to through traffic since the 1970s. Quiet enough on a weekday that you can hear someone's building work.

In between: the Rio at 107 Kingsland High Street, showing films here since 1909, community-run since the late 1970s. Grade II listed; the Art Deco front is from 1937. Eastern Curve Garden is free, open every day, planted in 2010 on an old railway curve. Café OTO and the Arcola sit next to each other on Ashwin Street. The ocakbaşı places up Kingsland High Street and Stoke Newington Road are why a lot of people get the bus here.

Property follows the same split. Kingsland Road and Dalston Lane: Victorian and Edwardian parades, flats over shops, warehouse conversions behind Ashwin Street, the Dalston Square blocks over the station (2011–13). De Beauvoir is another market: villas from 1838–39 with front gardens, around the railed square, plus the plainer Benyon Cottages on Hertford Road. Four conservation areas overlap. De Beauvoir also has an Article 4 on front walls, railings, doorcases and original windows, so work you'd assume was permitted development usually needs a full application.

Kingsland High Street and Stoke Newington Road sit in the council's Dalston Special Policy Area, which exists because of the late-night bars and clubs. Flats on that road get buses and people at 2am. One street back it's quieter. View both, including in the evening.

Dalston Kingsland is opposite Ridley Road, Mildmay line, four or five minutes to Highbury & Islington, then on through Hackney Central to Stratford. Dalston Junction is a few minutes' walk south, Windrush line, about five minutes to Shoreditch High Street and nine to Whitechapel for the Elizabeth line. Both Zone 2.

We cover Dalston and De Beauvoir from our Broadway Market office.
