Living in Bethnal Green

Columbia Road, Arnold Circus & Bethnal Green Road

Columbia Road on a Sunday, a working high street the rest of the week, and Liverpool Street one stop away on the Central line.

What it's like to live here

Columbia Road on a Sunday is the bit everyone knows: flowers from about 8am to 3pm, shops open the same day. Before ten for the pick, after one if you want it cheaper.

The rest of the week, Bethnal Green Road is just a high street. Council market Monday to Saturday, 8am to 6pm. E. Pellicci is at 332, open since 1900, listed in 2005 for the 1946 interior (a customer carved it) and the yellow Vitrolite front. Same family still runs it.

Young V&A is on Cambridge Heath Road, two minutes from the tube. Reopened in 2023 after a £13m rebuild, Museum of the Year in 2024, free. Bethnal Green Gardens has the library, tennis, and the Stairway to Heaven memorial for the 173 people who died in the station crush on 3 March 1943, 62 of them children.

Arnold Circus is the Boundary Estate, built 1894–1900 on the old Nichol slum. Often called Britain's first council estate: twenty blocks around a raised bandstand garden, all Grade II. Repton Boxing Club has been on Cheshire Street since 1884. Weavers Fields is the big open space, named for the silk weavers, with a woodland walk on the east side. York Hall on Old Ford Road is the 1929 baths and boxing hall; the leisure centre and spa have been closed since July 2026 after Legionella was found in the water system, with remedial pipework pushing reopening into early 2027.

Stock is mixed: Georgian and early Victorian on Paradise Row, Quilter Street, Elwin Street, Barnet Grove and Cyprus Street; the Boundary Estate; post-war estates; warehouse conversions on the canal and Hackney Road; new-build. Most of what sells is flats, so service charge and lease length move the price as much as the floor area. Listed consent applies on the Boundary Estate. Two borough-wide Article 4s catch people out: small HMOs, and shop-to-flat conversions on the high street and Columbia Road.

This is Tower Hamlets, not Hackney. Different council tax, schools and leisure. There are two stations called Bethnal Green, about eight minutes apart: the Central line on Cambridge Heath Road, and the Weaver line on Three Colts Lane.

The Central line is one stop to Liverpool Street, trains every couple of minutes off-peak, Night Tube on Fridays and Saturdays, Oxford Circus in about sixteen minutes. Whitechapel, for the Elizabeth line, is an eight-minute walk. The canal towpath runs north past the old gasholders at Marian Place, being rebuilt as part of a 555-home scheme. Approach Road goes east to Victoria Park. Shoreditch and Brick Lane are west.
